SHANE HAYES
Managing Partner
As Managing Partner and owner of one of Boston’s leading property management firms, Shane oversees all aspects of operations, including business development, client relations, acquisitions, financial management, and company growth. With more than 11 years of experience in the Greater Boston real estate market, he has built a strong reputation across property management, construction management, condominium operations, leasing, sales, and real estate development. Originally from Ireland, Shane holds a business degree from the University of Galway and is accredited through the Institute of Real Estate Management (IREM). Known for his hands-on leadership style and commitment to high service standards, Shane continues to drive the company’s growth while delivering exceptional results for clients and communities throughout Greater Boston.

DECLAN O’TOOLE
Broker, SelectRE Boston | Managing Partner, GB Property Management
Declan brings more than two decades of Greater Boston real estate experience to his role as Managing Partner of GBPM, where he helps lead a firm overseeing a portfolio of 2,800+ residential, condominium, and commercial units across the region. His background spans residential, commercial, and mixed-use property, with particular depth in financial analysis, lease negotiation, and the complex transactions that come with operating a diverse portfolio. Owners value his ownership-level perspective and his ability to anticipate issues before they become problems. Declan is a licensed Massachusetts real estate broker and a longtime supporter of Boston's Irish community.

MICHAEL WEBSTER
Director of Operations
A Licensed Real Estate Broker in Florida and Massachusetts, Michael has been practicing Real Estate for over 10 years. After completing his service in the U.S. Army, Michael targeted new Developments and Student Housing. He has worked to develop Class-A Communities and re-develop distressed properties throughout the East Coast from Boston and Miami. Michael has managed over 1,000+ mixed Residential and Commercial Assets. Now, back home in New England, Michael manages GB’s growing diverse portfolio of communities throughout Boston.

Lauren Byrne
Financial Controller
Lauren serves as Financial Controller at GB, bringing over eight years of corporate finance experience and a proven track record in financial operations and data-driven decision-making. A graduate of Dublin City University with a Bachelor of Business in Management, she relocated
from Ireland to Boston and has built a career grounded in precision, strategic thinking, and financial integrity. In her four years with GB, Lauren has grown into a key leadership role overseeing the firm's financial controls and delivering the accuracy and transparency that clients and property owners depend on.

MOLLY FLANAGAN
Director of Administration
Molly has been with GB Property Management since 2020 and serves as the Director of Administration. In her role, she oversees the onboarding and transition process for new properties, helping ensure a smooth and organized integration into GB’s systems and operations. Molly also plays a key role in managing the company’s social media presence, coordinating marketing materials, and maintaining web content that supports the continued growth and branding of the company.

Cormac Joyce-Power
Director of Maintenance
Bringing over a decade of invaluable expertise to the GB Property Management team, Cormac serves as our dedicated Director of Maintenance. With a keen focus on efficiency and customer satisfaction, Cormac seamlessly manages all tenant and owner maintenance requests. Clients can expect direct and effective communication with Cormac regarding maintenance inquiries, building issues, and inspections. His wealth of experience ensures a proactive and professional approach, consistently delivering top-notch service to meet and exceed the needs of our valued tenants and property owners.

JUSTIN KEGEBEIN
Director of Business Development & Resident Services
Justin brings a strategic and customer focused approach to both client relationships and resident experience. An MBA graduate with extensive experience in management, marketing, and leadership, Justin plays a key role in the company’s growth initiatives while also overseeing resident service operations. Known for his adaptable leadership style and strong communication skills, he is committed to elevating the resident experience through proactive service, operational excellence, and meaningful community engagement.

Matt has been with GB for over five years, working his way up from intern to Portfolio Manager. With a BS in Finance and a portfolio of 700+ units across condo associations and rentals citywide, he brings a rare combination of expertise and dedication to every property he
manages. Matt is known for being responsive, organized, and genuinely invested in the success of each community he serves.

Owen Spence
Portfolio Property Manager
Owen is a Portfolio Property Manager at GB Property Management and a seasoned Greater Boston real estate professional with experience managing a diverse portfolio of residential communities throughout the Greater Boston area. Day to day, Owen oversees property operations, assists with budgeting and financial planning, coordinates maintenance projects, responds to unit owner requests, and helps enhance the level of service provided to clients and residents alike. Known for his proactive approach and strong operational support, Owen plays an important role in the continued growth and management of GB’s expanding portfolio.

BRIAN TREMBLAY
Property Manager
Brian is a dedicated Multi-Site Property Manager with extensive experience in property management, resident relations, and customer service. He oversees a diverse portfolio of condominium and residential communities, ensuring that day-to-day operations are managed efficiently and professionally. Brian specializes in coordinating maintenance and capital improvement projects, managing vendor relationships, and responding to homeowner and resident concerns with a proactive, solutions-oriented approach.
Known for his strong communication skills, attention to detail, and commitment to exceptional service, Brian works closely with Trustees, owners, residents, and contractors to maintain well-managed communities and enhance the overall resident experience. His ability to build strong relationships, resolve issues effectively, and ensure smooth property operations makes him a valuable member of the GB team.

Mike Mckay
Property Manager
In 2023, GB Property Management welcomed Mike as the Site Building Manager for a 200-unit residential community in Boston. In this role, he oversees the property’s daily operations, ensuring the building is well maintained while delivering exceptional service to residents and unit owners. With experience in real estate planning, financial management, building operations, and customer relations, Mike takes a proactive and well-rounded approach to property management. He coordinates building projects, manages vendor relationships, oversees budgets and capital planning, and handles operational challenges with professionalism and efficiency. Mike is committed to enhancing resident satisfaction and protecting the long-term value of the property.

Rachael Higgins
Accounts & Portfolio Administrator
Rachael joined GB Property Management's accounting team as an Accounts & Portfolio Administrator after graduating from Bryant University with a degree in Project Management. In her role, Rachael supports the financial operations of the company by managing the main accounting inbox, assisting with day-to-day accounting functions, and providing administrative support to the accounting department. Rachael is responsible for processing payments received across the company's portfolio, overseeing utility bills and vendor invoices, and ensuring financial records are maintained accurately and efficiently. She also plays a key role in onboarding new vendors, coordinating setup and documentation to support seamless operations across managed properties.

Senior Maintenance Technician
With over ten years of dedicated service in property maintenance, Josh brings a wealth of expertise and a commitment to excellence to every project he undertakes. Known for his exceptional communication skills and keen attention to detail, Joshua has earned a reputation for effectively diagnosing and resolving maintenance issues while maintaining positive relationships with tenants and colleagues alike. Joshua's comprehensive knowledge spans a wide range of maintenance tasks, from electrical and plumbing repairs to HVAC troubleshooting
and general facility upkeep. Joshua, our skilled maintenance technician, brings invaluable discipline and dedication honed through his service as a Marine Corps veteran.

LUIS NIVALDO
Senior Maintenance Technician
Luis is a highly dedicated maintenance professional with over ten years of hands-on experience working throughout the United States and Cape Verde. While licensed as an HVAC technician, his expertise extends across a wide range of building maintenance operations, including plumbing, electrical troubleshooting, preventative maintenance, repairs, and overall property upkeep. Known for his reliability, professionalism, and strong attention to detail, Luis takes pride in delivering quality workmanship and responsive service while helping ensure properties are maintained to the highest standard for residents and clients alike.

CARLOS BERMUDEZ
Maintenance Supervisor
Carlos serves as the Maintenance Supervisor for a 200-unit residential community in Boston, where he oversees the day-to-day maintenance operations, building upkeep, and vendor coordination for the property. Before joining GB Property Management, Carlos spent six years as an estimator for a well-known glass company in Boston, bringing valuable experience in project coordination, building systems, and construction operations to his role.

DARRELL WILLIAMS
Maintenance Supervisor
Darrell is a motivated and hardworking maintenance technician who brings a strong work ethic and passion for learning to the GB Property Management team. Coming from a family with extensive experience in the maintenance and trades industry, Darrell developed an early understanding of the importance of quality workmanship, reliability, and responsive service. Over his two years with GB, he has continued to grow his knowledge and skillset across a wide range of property maintenance responsibilities, always striving to improve and take on new challenges.
